Scope note. Service descriptions on this page are general summaries. The exact scope, exclusions, response commitments, and pricing that apply to your facility are defined solely in a signed written service agreement. Read the Terms of Use.
Florida's climate presents intense heat and humidity challenges for data center cooling loops. AM Air Quality provides specialized HVAC maintenance engineered specifically for high-density compute environments.
Our solutions include CRAC/CRAH servicing, condenser coil descaling, refrigerant management, and evaporative pre-cooling to lower energy costs while maintaining strict ASHRAE thermal compliance.
Routine oil analysis, filter replacements, battery inspections, and mechanical tune-ups for multi-megawatt diesel generators.
Rigorous testing of Automatic Transfer Switches to guarantee seamless power transfer during utility outages without grid drop.
Full-load capacity verification to eliminate carbon buildup (“wet stacking”) and ensure generators operate at rated kilowatt output.
Stored diesel accumulates water, algae, and sludge over time — contaminants that clog filters and cause catastrophic generator failure during exactly the long outage the fuel was bought for.
AM Air Quality provides high-efficiency mobile fuel polishing, fuel sampling, biocidal treatments, and emergency fuel supply logistics to keep backup generators ready for 96+ hours of continuous runtime.†
Florida's year-round humidity and high temperatures place intense operational stress on HVAC chillers and cooling towers.
Our preventative protocols prevent microbial growth, biological fouling, and premature coil corrosion caused by airborne moisture and salt air in coastal regions like Miami, Fort Lauderdale, and Tampa.
During major hurricanes such as Ian or Irma, local power grids can remain down for extended periods, putting mission-critical facilities at severe risk.
We provide priority emergency fuel delivery, pre-storm generator readiness checkups, and 24/7 on-call dispatch to ensure facility uptime when utility power drops completely.
Storm-season reality check. During a declared emergency, fuel supply, road access, port closures, curfews, and utility restoration are outside our control. Priority allocation applies only to customers holding an active keep-full or priority-delivery contract, in the order and to the limits that contract sets. Force majeure and allocation terms.
Aligning infrastructure support with Tier III and Tier IV facility availability standards.
Technicians on standby for critical Florida data center hubs, 24/7/365.
These are service objectives, not guarantees. 99.999%, “under 2 hours,” and “96+ hours” describe the targets our maintenance programs are designed around. AM Air Quality maintains supporting infrastructure; it does not operate your facility and does not warrant that your facility will achieve any level of availability. Any enforceable commitment, remedy, or service credit exists only where a signed service agreement says so in writing. Full performance disclaimer.

These Terms of Use (“Terms”) govern your access to and use of this website and any page, content, or communication channel made available through it (the “Site”). The Site is operated by AM AIR QUALITY LLC, a Florida limited liability company with its principal place of business at 3400 Pinetree Drive, Miami Beach, Florida 33140 (“AM Air Quality,” “we,” “us,” or “our”).
By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.
The Site describes services we may perform. It is provided for general information and marketing purposes. Nothing on the Site is an offer, quotation, proposal, warranty, guarantee, or binding commitment of any kind, and nothing on the Site creates a contract between you and AM Air Quality.
We provide services only under a separate written agreement signed by an authorized representative of AM Air Quality — a master services agreement, service contract, purchase order acceptance, or written work order (each, a “Service Agreement”). Scope, exclusions, response commitments, cadence, pricing, remedies, insurance, indemnities, and liability allocation are set out exclusively in the Service Agreement.
If anything on this Site conflicts with a signed Service Agreement, the Service Agreement controls entirely. Site content is superseded by, and may not be used to interpret or expand, the Service Agreement.
Site content is general in nature. It is not engineering, mechanical, electrical, fire-protection, environmental, code-compliance, safety, insurance, financial, or legal advice, and it is not a substitute for a licensed professional's evaluation of your specific facility, equipment, and load profile.
Do not act, or refrain from acting, on the basis of Site content. Critical facility decisions should be made only after a site-specific assessment by appropriately licensed professionals. You are solely responsible for the design, operation, staffing, redundancy strategy, and continuity planning of your facility.
Figures such as “99.999%,” “under 2 hours,” “96+ hours,” “24/7/365,” “zero thermal shutdowns,” and “non-stop backup power” describe internal service objectives and design targets that our maintenance programs are built around. They are aspirational statements of intent.
They are not a warranty, guarantee, or service level agreement, and they do not entitle you to any credit, refund, or remedy. Actual outcomes depend on factors outside our control, including your facility's design and redundancy, equipment age and condition, prior maintenance history, utility performance, third-party vendors and manufacturers, fuel supply chains, parts availability, road and port access, weather, and events of force majeure. See the Disclaimers document for the full statement.
Do not use the Site to report an emergency. The contact form and this Site are not monitored continuously and carry no guaranteed response. Customers with an active service agreement reach 24/7 dispatch on the direct number that agreement provides. For any fire, fuel spill, gas, electrical, medical, or other life-safety emergency, call 911 first.
Work is performed by AM Air Quality personnel and, where appropriate, by qualified subcontractors holding the licenses their scope of work requires under Florida law and applicable local codes. Licenses, registration numbers, certificates of insurance, and technician credentials applicable to your project are identified and confirmed in the Service Agreement and are available on request. Nothing on the Site should be read as a representation that we hold a particular license or credential for work outside the scope we have quoted to you in writing.
The Site and its contents — text, layout, design, graphics, code, and the AM Air Quality name and logo — are owned by AM Air Quality or its licensors and are protected by United States and international intellectual property laws. We grant you a limited, revocable, non-exclusive, non-transferable licence to view the Site for your own internal, non-commercial evaluation of our services.
You may not reproduce, republish, distribute, sell, licence, frame, mirror, or create derivative works from the Site without our prior written permission. All rights not expressly granted are reserved.
References to standards and organizations — including ASHRAE, NFPA (including NFPA 110), EGSA, ASTM (including ASTM D975), and any equipment manufacturer — are nominative and descriptive only, used to identify the published standards our work is performed in accordance with or the equipment we service. All such names and marks are the property of their respective owners.
No affiliation, sponsorship, endorsement, approval, certification, or accreditation by any of those organizations is claimed or implied except where we hold a specific credential and state so in writing. Photographs and illustrations on the Site are illustrative of equipment types and do not necessarily depict AM Air Quality projects, personnel, customers, or installations unless expressly captioned as such.
You agree not to: use the Site for any unlawful purpose; scrape, harvest, or systematically extract Site content or contact information; use the Site's contact details for unsolicited commercial email, telemarketing, or list-building; attempt to gain unauthorized access to the Site or any connected system; probe, scan, or test the vulnerability of the Site; introduce malware; interfere with the Site's operation; or impersonate AM Air Quality or any of its personnel.
The Site may link to third-party websites. Those sites are not under our control. We provide links for convenience only; we do not endorse and are not responsible for their content, products, security, or privacy practices. Your use of a third-party site is governed by that site's own terms.
THE SITE AND ALL CONTENT ON IT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITH ALL FAULTS AND WITHOUT WARRANTY OF ANY KIND. TO THE MAXIMUM EXTENT PERMITTED BY LAW, AM AIR QUALITY DISCLAIMS ALL WARRANTIES, EXPRESS, IMPLIED, STATUTORY OR OTHERWISE, INCLUDING WITHOUT LIMITATION THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, AND ANY WARRANTY ARISING FROM COURSE OF DEALING OR USAGE OF TRADE. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE, TIMELY, OR ERROR-FREE, THAT DEFECTS WILL BE CORRECTED, OR THAT THE SITE OR ITS SERVERS ARE FREE OF HARMFUL COMPONENTS. WE DO NOT WARRANT THE ACCURACY, COMPLETENESS, RELIABILITY, OR CURRENCY OF ANY CONTENT, FIGURE, DESCRIPTION, OR STANDARD REFERENCED ON THE SITE.
Some jurisdictions do not allow the exclusion of certain warranties; in those jurisdictions, the above exclusions apply to the fullest extent permitted by law.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, AM AIR QUALITY AND ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, SUBCONTRACTORS, AND SUPPLIERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, DATA USE, GOODWILL, BUSINESS INTERRUPTION, DOWNTIME, EQUIPMENT DAMAGE, OR COST OF SUBSTITUTE SERVICES, ARISING OUT OF OR RELATING TO YOUR ACCESS TO OR USE OF, OR INABILITY TO USE, THE SITE OR ANY CONTENT ON IT, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, STATUTE, OR ANY OTHER LEGAL THEORY, AND WHETHER OR NOT WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL AGGREGATE LIABILITY ARISING OUT OF OR RELATING TO THE SITE OR THESE TERMS SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US$100).
Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that may not lawfully be excluded. Some jurisdictions do not allow the exclusion or limitation of incidental or consequential damages; in those jurisdictions our liability is limited to the greatest extent permitted by law.
This Section governs Site use only. Liability arising from services we actually perform is governed exclusively by the applicable Service Agreement.
You agree to indemnify, defend, and hold harmless AM Air Quality and its members, managers, officers, employees, agents, and subcontractors from and against any claims, demands, actions, losses, liabilities, damages, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to your use of the Site, your breach of these Terms, or your violation of any law or the rights of a third party.
These Terms and any dispute arising out of or relating to them or the Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Subject to Section 14, you and AM Air Quality consent to the exclusive jurisdiction and venue of the state and federal courts located in Miami-Dade County, Florida, and waive any objection to venue or forum non conveniens. Each party knowingly and voluntarily waives any right to a trial by jury.
(a) Informal resolution first. Before filing any claim, you agree to contact us in writing through the contact form, or by mail at the address in Section 18, describing the dispute and the relief sought, and to allow thirty (30) days for good-faith resolution.
(b) Binding individual arbitration. If the dispute is not resolved, any controversy or claim arising out of or relating to these Terms or the Site shall be settled by binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, before a single arbitrator, seated in Miami-Dade County, Florida, in English. Judgment on the award may be entered in any court of competent jurisdiction.
(c) Class-action waiver. Claims must be brought in an individual capacity only. You and AM Air Quality waive any right to bring or participate in a class, collective, consolidated, or representative action. The arbitrator may not consolidate claims or preside over any representative proceeding. If this waiver is found unenforceable as to a particular claim, that claim shall proceed in court and the remainder of this Section shall remain in force.
(d) Exceptions. Either party may bring an individual claim in small-claims court, and either party may seek injunctive or equitable relief in court to protect intellectual property or confidential information.
(e) Opt-out. You may opt out of subsections (b) and (c) by sending written notice headed “Arbitration Opt-Out” through the contact form or by mail to the address in Section 18, within thirty (30) days of first accepting these Terms. Opting out does not affect any other provision.
To the extent permitted by law, any claim arising out of or relating to the Site or these Terms must be filed within one (1) year after the claim arose, or it is permanently barred.
We may modify, suspend, or discontinue the Site or any part of it at any time without notice. We may revise these Terms at any time by posting an updated version with a new “Last updated” date. Changes take effect when posted. Your continued use of the Site after that date constitutes acceptance. Review these Terms periodically.
Severability. If any provision is held unenforceable, it shall be modified to the minimum extent necessary or severed, and the remaining provisions shall remain in full force. No waiver. Our failure to enforce a provision is not a waiver of it. Assignment. You may not assign these Terms; we may assign them in connection with a merger, acquisition, or sale of assets. Entire agreement. These Terms, together with the Privacy Policy, Cookies & Storage Notice, Disclaimers, and Accessibility Statement, constitute the entire agreement between you and AM Air Quality regarding the Site. Headings are for convenience only. No third-party beneficiaries. Export and sanctions. You represent that you are not located in, or a national of, a country subject to a U.S. embargo, and are not on any U.S. restricted-party list.

This website sets no cookies. Not first-party, not third-party, not analytics, not advertising, not functional. There is no consent to give, because there is nothing to consent to.
A cookie is a small file a website stores in your browser and reads back on later requests. Cookies are how most sites recognise returning visitors, run analytics, and target advertising. This Site does none of those things, so it sets no cookies at all.
One item, in your browser's local storage — not a cookie, and never transmitted to us or to anyone else:
If you decline the notice, we store nothing at all and the notice will simply appear again on your next visit.
Everything this page needs — typefaces, images, styles, and scripts — is delivered by this Site itself. Simply loading and reading this page makes no request to any third-party server: no Google Fonts, no Google Analytics or Tag Manager, no Meta or LinkedIn pixel, no embedded YouTube or Vimeo, no embedded Google Maps, no chat widget, no social share buttons, no CDN-hosted libraries. No third party receives your IP address, browser fingerprint, or browsing behaviour as a result of your visit. The single exception is deliberate and happens only if you choose it: when you press Send request, the contents of the form are transmitted to FormSubmit, which relays them to our mailbox. That is described in the Privacy Policy.
You can verify all of the above yourself: open your browser's developer tools, then Application → Storage (Chrome/Edge) or Storage (Firefox/Safari) to see the cookie list is empty and local storage holds a single entry. To clear it, use “Clear site data,” or delete the entry directly. Browser settings also let you block storage entirely — the Site works normally with storage blocked; the notice will simply reappear each visit.
Our hosting provider records standard request data (IP address, user-agent, timestamp, requested URL) for security and reliability, as every web server does. This is described in the Privacy Policy, is not linked to a cookie or identifier, and is not used to profile you.
If we later add analytics, embedded third-party content, or any cookie that is not strictly necessary, we will update this Notice, revise the “Last updated” date, and — before any such technology is loaded — present a consent banner offering a genuine choice, with rejecting made as easy as accepting, and with non-essential technologies loading only after you opt in.

This document expands the notices referenced by the † markers throughout the Site. It forms part of the Terms of Use, and the limitations of liability in those Terms apply to everything below.
The figures presented on this Site — 99.999% uptime target, response times under 2 hours, 96+ hours of generator fuel runtime, 24/7/365 dispatch, “zero thermal shutdowns,” “non-stop backup power,” “100% uptime” — are marketing statements of the objectives our programs are designed around. They are not warranties, guarantees, or service level agreements, and no reader may rely on them as such.
AM Air Quality provides maintenance and support for infrastructure equipment. We do not own or operate your facility, and we do not warrant that your facility will achieve any particular level of availability. Availability is a property of your whole facility — design, redundancy topology, capacity headroom, IT load behaviour, operations staffing, change control, utility feeds, and every other vendor in the chain — the vast majority of which is outside our scope and control.
Any enforceable service level, response commitment, remedy, service credit, or liquidated damage exists only where a signed Service Agreement expressly states it, and applies only on the terms, exclusions, measurement methods, and caps that agreement sets out.
The “allowed annual downtime” figures shown in the SLA section are simple arithmetic conversions of availability percentages over a 365-day year, presented for illustration. They describe what a percentage means; they do not describe measured performance at any customer facility.
Stated response times are targets under normal conditions, measured from the point we acknowledge a dispatch call, and are subject to travel distance, site access and badging, road and bridge conditions, weather, curfews, evacuation orders, and technician availability. During a declared emergency or named storm, response times are not guaranteed.
The Site and its contact form are not monitored continuously. Never report an emergency through them. Customers with an active service agreement reach 24/7 dispatch on the direct number that agreement provides. For fire, fuel spill, gas, electrical, medical, or other life-safety emergencies, call 911 first.
“Priority” and “guaranteed” emergency fuel delivery describe contractual allocation priority among customers who hold an active keep-full or priority-delivery agreement. Priority is applied in the order and to the volume limits that agreement specifies, and only to the extent fuel is physically obtainable and deliverable.
We are not liable for delay or failure to perform caused by events beyond our reasonable control, including: hurricanes, tropical storms, floods, and other acts of God; declared states of emergency, evacuation orders, curfews, and road, bridge, or port closures; terminal outages and refinery or pipeline disruption; fuel rationing or government allocation; utility, telecommunications, or grid failure; labour disputes; supplier or subcontractor failure; parts and equipment shortages; cyber incidents; epidemic or pandemic; war, civil unrest, or sabotage; and changes in law or regulation.
References to ASHRAE thermal guidelines, NFPA 110, EGSA practice, and ASTM D975 identify the published standards our programs are performed in accordance with. Such references are nominative and descriptive. They do not mean that ASHRAE, NFPA, EGSA, ASTM, or any other body certifies, accredits, sponsors, endorses, audits, or is affiliated with AM Air Quality, its personnel, or its work.
Where the Site refers to certified work, that means the work is performed to the cited standard by personnel holding the relevant qualification at the time the work is performed. Specific licenses, technician certifications, registration numbers, and certificates of insurance applicable to your project are identified in your Service Agreement and provided on request. Do not rely on any credential that is not stated in writing in your Service Agreement.
Compliance with a standard is verified by the authority having jurisdiction, your own commissioning agent, or your insurer — not by this Site.
Statements about future capabilities — including the “2026 & beyond” integration of IoT continuous fuel and air sensor monitoring — are forward-looking statements of current intent. They involve risks and uncertainties, may change without notice, and are not commitments to develop, release, or deliver any capability. Do not make purchasing decisions in reliance on any future capability. Only capabilities we deliver under a signed Service Agreement are commitments.
Photographs and illustrations on the Site are illustrative of equipment types and are licensed or credited third-party images. Unless a caption expressly says otherwise, they do not depict AM Air Quality projects, personnel, customers, equipment, or installations, and they must not be read as a representation of work performed, results achieved, or clients served. Dates, milestones, and service-expansion statements are summaries of the company's development provided for context. They are not representations about the volume, size, or identity of engagements performed, and they do not warrant that any specific capability was continuously available in any period.
Where the Site displays any customer statement, outcome, or case study, it reflects that customer's individual experience at a specific facility under specific conditions. Results are not typical and are not a prediction or guarantee of the results you will obtain. Any compensated or incentivised endorsement will be disclosed as such, as required by the FTC Endorsement Guides.
We compile Site content in good faith but do not warrant that it is accurate, complete, or current. Standards, codes, service descriptions, pricing, and capabilities change. We may correct, change, or withdraw any content at any time without notice and have no obligation to update it.
